Abhyudaya Lotus Garden - Plus Points

Proposed 300 ft ITRR running right through the project
Easy access to the main road (unlike other projects: Signature Dreams, Signature Tulips, Aishwarya Grand Hill)
No industries in the neighborhood
Proposed Aero and Logistics SEZ about 10 kms away
Aerial distance to Airport about 15 km (however there is no access to BIAL from the east forcing you to travel to Devanhalli and then back on NH7 towards trumpet exchange)

Abhyudaya Lotus Garden - Concerns.

The developer is a new entrant and does not have any projects that have been completed
The approval of the layout is pending, the layout plan does indicate that HPA norms have been followed
Developer’s brochure always include a host of facilities, whereas a local area approved project has to provide the basic facilities to get the release order whether the entire list of facilities will be provided and by when is still an open question
Budigere Road is underdeveloped and primarily an industrial stretch (first 3 kms from NH4)
Rs. 1050/- per sft may be slightly at the higher end for a new developer

Be alert: Since May 2011, the builder claims that the BMRDA approval is arriving within 1 week. Even after 1.5 years, BMRDA approval is not in place.
